How mortgage payments are estimated

Many consumer calculators assume equal total payments across the term while the mix of interest and principal shifts over time. Early years are often interest-heavy; later years repay more principal. That pattern depends on rate, term, and product rules.

Read two numbers, not one

A longer term can lower the monthly bill and raise total interest. Compare monthly payment and total interest on the same sheet. Stress-test a higher rate if your product allows rate changes.

Property taxes, insurance, mortgage insurance, HOA dues, and closing costs can dominate affordability. Interest-only periods, balloons, and adjustable-rate resets change the payment path. Always request a written estimate from the lender and compare APR and fees, not only the teaser monthly number.

Extra principal payments reduce interest over time if allowed without penalty. Confirm with the servicer how early payments are applied so money is not held as prepaid interest by mistake.
